Chhatrapati Sambhajinagar: A major land-use enforcement action in Jadhavwadi has put unauthorised plotting back in focus after authorities removed an alleged layout involving 810 plots on Class-2 land behind Sunny Center.
The action, reported on October 4, concerns land associated with Shri Ramchandra Mandir Balaji Trust. Pudhari reported questions over how plotting and sales activity progressed before enforcement was initiated. Those questions remain matters requiring documentary and official examination.
Buyers face the greatest risk in illegal layouts
Unauthorised plotting can expose ordinary buyers to serious financial and legal risks. A registered-looking transaction does not by itself guarantee that a layout has planning permission, legal access, approved subdivision, or permission for the intended land use.
Prospective buyers should independently verify the land title, classification, sanctioned layout, development permissions, reservation status and applicable local authority approvals before paying a token amount or signing an agreement.
Accountability requires records
Where plots have already been sold, authorities will need to establish the chronology of transactions and approvals and clarify the legal position of affected purchasers. Any allegation concerning trustees, developers or officials should be judged on verified records rather than speculation.
